Real estate agents, developers, builders, mortgage brokers, sellers and buyers can now consummate difficult real estate transactions.

I am an investor in high-end residential and commercial real estate. I am a cash buyer. I purchase and then resell distressed properties for profit. However; I deal primarily in luxury, high-end, homes that are in pre-foreclosure with no chance of recovery.

I need buyers agents to contact homeowners facing foreclosure. I need their home that have a very high value in underlying debt with preferably two or more mortgages. I must be direct to the seller and the seller must be willing to sign our disclosures. The home must be clean and in move-in condition.

We are short-sale experts; we do all of the negotiations with the lean holder in order to be in control of the equity creation process. In other words: The real estate agent/broker outsources the tedious task of negotiating the short-sale to our trained and experienced mitigations team.

We pay the full allowed commissions plus 1% to agents who assist us with both the purchase and the required resale. I need buyers agents experienced in the short sale process to contact over-leveraged sellers on my behalf. They will gather required information and submit it to me for evaluation of its short sale potential. If approved; my buyers agent will collect and return to me the documentation necessary for me to submit a short sale package to the bank.
